Mode of Booking:
Reservations can be made directly from our website by using the booking system, or by the “CONTACT us” page, by clicking on the ” contact “Email” or “Phone”.
In this way, you get theimmediate confirmation of the availability of.
The reservation is considered confirmed only after thesending of automatic notification, or by means of our written communication, showing the total price of the stay, theamount of the deposit, theamount of the tax and after the payment of the deposit, to be made within the time provided.
The reservation becomes binding for the “Dwelling place of the Olive trees” only at the time of receipt of a copy of the receipt for the payment of the deposit or data of the credit card on which authorise the payment.

Deposit:
To guarantee the confirmation of any booking, we kindly request a Deposit equal to 30% of theamount of the stay.
Payment must be made within the deadline which will be communicated at the time of booking.
In the event of non-payment of the deposit within the time provided, it will be cancelled the booking.
Promotional Offers:
Promotional Offers are valid only for a certain period, have a minimum stay and have limited availability.
The hotel, after checking, we will contact you to confirm availability within 12 hours from your request.
Promotional Offers may not be combined with other offers or rates ordinary.
cancellation of a reservation “Promotional Offer”, does not provide for reimbursement of the deposit.
Check-in & Check-out:

The Dwelling place of the Olive trees is a small, family-run property has a 24-hour Reception. Therefore, thetime to Check-in is from 16:00 until 20:00, unless otherwise previously agreed.

If the room is already available, may be occupied in advance.
CHECK-OUT
The room in the departure must be vacated by 10:00 and/or unless otherwise agreed.
In the event the room is not vacated by 12:00, will be charged an additional amount equal to one-half of the scheduled fee.
Identification documents:
In accordance with the consolidated Text of Public Safety Laws (TULPS), and the regulations in force, the hotel and the accommodation they have theobligation to communicate to the Police, the identity of the Guests.
Upon arrival, each client booked has theobligation to submit a document of recognition in the course of validity. The person without such a document will not be accepted.
Payments:
The balance of the stay is to be paid from the date of arrival, preferably for cash.
we are Not qualified to accept payments with Credit cards or debit Cards.
For long stay (7 or more nights) you can pay by bank Transfer to the Ordinary to be paid from the date of arrival.
For short stays ( 3 nights or more), you can pay by online bank Transfer to be paid from the date of arrival.
Tax:
The measure ofTax for this Property is:
of Euro 1,00 per person / night during the period from 01/06 to 30/09
of Eur 0.50 per person / night for the rest of the months, as provided for by the Legislation of the municipality.
The Tax will not be applied for a period in excess of 14 consecutive nights.
Cancellation policy:
Cancellation up to 30 days prior to the date of arrival:
NO cancellation fee – The deposit will be refunded after deducting the expenses incurred for the return.
There will be NO REFUND for the booking of the Promotional Offers.
Cancellation from 30 to 15 days prior to the arrival date:
cancellation fee of 50% OF the DEPOSIT – The deposit will be refunded after deducting the expenses incurred for the return.
There will be NO REFUND for the booking of the Promotional Offers.
Cancellations from 14 days from the date of arrival
WILL be charged theFULL AMOUNT OF the DEPOSIT PAID.
Non-presentation by theGuest (a NO-SHOW):
WILL be charged theFULL AMOUNT OF the DEPOSIT PAID.
The cancellation must be given in writing by Email or through a notification sent at the time of your booking, by clicking onthe link “Cancel Reservation”.
Early departures will NOT be refunded.
If the room is not occupied within the hours of 12:00 on the day following the date of the planned Check-in and the Client has not sent any communication, the room remains free and the reservation canceled.
Responsibility of the Property:
The management declines all responsibility for failure due to missed deliveries, breakdown of equipment or other causes of force majeure.
We do not accept any responsibility for damage caused by other Guests, weather events, natural disasters, epidemics, disease and theft.
